Stage A: Feasibility Study – Cost Plan A

Undertaking a Construction Cost analysis for proposed developments at an early stage in order to minimise financial risks and maximise investment returns for the developers.
A Stage A Cost Plan can be prepared from preliminary documentation such as floor plans and elevations. At this stage, assumptions are made after discussions with the client and consultants

Stage B: Town Planning – Cost Plan B

This cost plan is commonly before submission of town planning permit. It’s purpose is to establish the overall budget limit and give all stakeholders a mindful benchmark to work on in the design development process. Cost cutting exercise can also be carried out at an early stage should the budget is excessive. Often, major decisions are to be made from this point.

Stage C: Cost Plan C

A Stage C Cost Plan requires further input from consultants such as structural and services engineers. It based on preliminary designs from engineers and finishes from architects. Making sure that the proposed project is still under budget before finalising the design documentation.

Stage D: Tender – Cost Plan D

This pre-Tender Cost Plan is based on the design documentation and ensures that the overall detailed design is contained within the cost plan which will enable the Architect to assess the tenders submitted.

Northwind can prepare cost estimates for Contractors with their tendering and new projects. We also prepare Builders Quantities in trade breakdown format.

Stage E: Construction – Cost Management

Bank Reports and Progressive Assessments
Representing Financial Institutions to prepare Initial reports and progressive draw-downs for development projects. Northwind is representing some of Australian’s leading banks on major development projects in preparing initial reports and progressive drawdown reports during constructions.

Mediation and Dispute Resolution
Provide independent cost advice on construction related disputes. Act as expert witness and provide evidence in the court of law.

Cost Management
Monitoring and Control of Construction Costs during the Construction phrase. Including assessing and recommending progress claims and variation claims, financial cost forecasting and reporting. Ensure that the cost of construction is within the approved budget.

Stage F: Post Construction

Insurance Replacement Valuation
Prepare replacement cost estimates for new and existing buildings if it were required to be replaced in the case of destroyed or damaged.

Tax Depreciation Schedule
Prepare estimated or actual depreciation schedules on new and existing buildings by calculating the plant, equipment and capital allowance in order to claim tax credits.
